i've been meaning to give an update about our landlord situation.
the property management company has been great to work with, surprisingly. aside from the problem with our electrical outlets, we have also had water through the ceiling in our dining area, and water coming into the basement from two different directions and on two separate occasions. they are in the process of getting the outlets fixed--an electrician has been to our apartment, i have shown him the problem, and he agrees that the outlets are worn out. the dining area thing was a weird situation--a day or two after that huge rainstorm, we had a shit ton of water come through our dining area ceiling onto the dining table and the floor. it seriously damaged the ceiling in two places. after much investigation by a plumber and a roofer, they determined that the water came from the roof. mind you, we live on the first floor (plus we have basement space) of a two-story building. our upstairs neighbor had no water problems, so it's a weird thing. turns out that they replaced the roof of this building fairly recently, and when they did so, they changed the configuration of the scuppers and the slope of the roof. the scuppers used to run down the center of the roof, and the roof sloped inward toward the center so that it would drain into the scuppers, so it would have looked like a subtle v-shape in cross-section. when they re-did the roof, they sealed off the old scuppers and put new ones into the perimeter of the roof, then changed the roof so that it would slope downward toward the edges...so now it would look like an inverted v-shape in cross-section (again, the slope is subtle--the roof appears flat when you look at it from the ground). it's unclear why, but apparently water pooled up during the rainstorm, and then gradually worked its way down through the old scuppers, through our upstairs neighbor's walls, and out through our ceiling. water does weird shit, man.
the water in the basement is a more immediate thing. when we got home, the evening of the big downpour, there was about an inch of standing water on our laundry room floor, soaking the carpeting at the bottom of our basement stairs; and the carpeting in our back storage room was soaked from the exterior wall inward. i'm trying to say that the water came in from both sides of the building. on the laundry room (south) side it apparently came in through our basement door, which leads to an exterior stairwell that goes up to ground level. the storm drain at the bottom of that stairwell is clearly clogged. on the other side of the basement (north), it came in through the wall.
well, it rained last night. we have a soaking wet basement again. in a day or two, we'll see if more water comes through the dining room ceiling.
meanwhile, i've been on the phone with the property managers this morning, talking about all of this stuff! so far, so good--it's pretty clear that they want to get everything fixed, it's just not clear how soon that's going to happen. it's 3 separate issues, and the basement leakage is going to require both a plumber (to unclog the storm drain) and someone who can troubleshoot general drainage on the property. replacing all of the electrical outlets in the place is going to be a huge job--yes, we live in an apartment, but it's equivalent to a 3-bedroom ranch house. the other water problem is going to require work on the roof to re-seal the old scuppers, plus dry wall and paint to fix the ceiling in our dining room.
as for me personally...today i am having a tremendously bad headache. i had a conversation yesterday that upset me and stressed me out, and i couldn't sleep. i tossed and turned all night, finally fell asleep at around 2:30 or 3, and woke up at 6:45. this headache is killing me. coffee and ibuprofin aren't touching it. it's part of a TMJ flare-up--i woke up with a stiff and acutely painful jaw this morning, too (both the muscles and the joint itself), which means i was clenching my teeth while sleeping last night. my jaw is still stiff, though the pain has dulled considerably. it has been a long time since i've had a flare-up like this. it takes awhile for things to calm down...but basically, the headache ain't going anywhere until my jaw chills out, and ibuprofin doesn't help much with that. it helps with the pain, but it doesn't help the muscles to relax, and that's what needs to happen.
